Please read the following carefully before you make a booking. When you make a booking you are agreeing to our terms.
House Rules & Booking Information
Guests
- Adults only – 25+
- Maximum 2 guests
- No children
Booking & Payment
- A £50 non-refundable admin fee/deposit is required to secure the booking
- Full balance due 60 days before arrival
- Bookings within 60 days must be paid in full
- Prices confirmed at booking are final
Cancellation Policy – Strict
- A £50 non-refundable administration fee/deposit is required at the time of booking.
- Cancellations at any time will result in the loss of the £50 deposit.
- If a booking is cancelled within 60 days of arrival, the full cost of the stay remains payable.
- If the cancelled dates are successfully re-let, we may offer alternative dates, subject to availability.
- No refunds are given for early departure, non-arrival, or weather-related issues.
- We strongly recommend that guests take out travel insurance to cover cancellation or illness.
Owner Cancellation:
In the unlikely event that we need to cancel your stay due to circumstances beyond our control, a
full refund of all monies paid will be issued. No further compensation will be offered.
Check-in / Check-out
- Check-in: From 3:00pm
- Check-out: By 10:00am
Pets
- Well-behaved dogs & Cats welcome
- Must not be left unattended
- Please bring covers if pets sleep on furniture
- Damage or excessive cleaning may be charged (minimum £75)
- Kept under control at all times
Property Rules
- No extra guests, tents or camping
- No smoking inside (outside only)
- No fireworks or Chinese lanterns
- No hen or stag parties

Parking & Access
- Parking provided in designated area
- Approx. 80m walk to the Beehive
- Not suitable for wheelchair access
Safety & Liability
- Use fire pit responsibly and never leave unattended
- Guests are responsible for personal belongings and any damage caused
- The Beehive has CCTV recording the parking area to alert us to arrival of guests.
FIRE & GENERAL SAFETY
The Beehive has as a smoke detector and a fire extinguishers. Firewood is provided with no additional charge and represents a cost to ourselves, we therefore ask our guests to be respectful of this by only burning what is required. The fire pit must be kept small and manageable and never left unattended, please extinguish when finished with. All guests MUST read and follow the fire safety guide in the welcome pack. We take every care to ensure you have a safe and enjoyable holiday, but cannot be held liable for any accidents, personal injury, loss or damage or consequential loss during your stay.
GENERAL TERMS TO NOTE PLEASE
The Beehive is set within our large garden, with our home visible from the unit, offering a peaceful and relaxed rural setting. Guests enjoy their own private space, although occasional light maintenance such as lawn cutting may take place during your stay. As part of the countryside landscape, there are nearby electricity cables and a small number of telegraph poles, which do not detract from the beautiful surroundings. We also have small dogs who may bark briefly when let out in the evening, and an external light at the rear of our property may come on at night.
